compINSITE uses public data from the Texas Comptroller of Public Accounts. Every hotel in Texas is required to file monthly hotel occupancy tax receipts, which include total room revenue and unit capacity. This data is public record.
compINSITE's primary metric is RevPAR (Revenue Per Available Room), calculated from public tax receipt data. From that foundation, we provide monthly trends, year-over-year comparisons, RevPAR Index (your performance vs. your comp set), named property rankings, and market-level analytics across Texas metros. We do not provide occupancy rate or ADR — those metrics aren't available in public tax data. This is a different data source than what CoStar with STR Benchmark collects directly from participating hotels.
Because our data comes from public government records, not confidential hotel submissions. Proprietary benchmarking services like CoStar with STR Benchmark are bound by confidentiality agreements that prevent them from identifying individual properties in public reports. We have no such restriction.
The Texas Comptroller publishes data monthly, typically during the fourth week of the month for the prior reporting period. compINSITE processes new data within days of publication.
Hotel GMs and revenue managers benchmarking their property's performance. Multi-property operators and management companies tracking portfolios. Hotel developers and investors evaluating market feasibility. Anyone who needs transparent, property-level RevPAR data for the Texas lodging market.
RevPAR Index measures whether your property is capturing more or less than its fair share of revenue compared to your competitive set. An index of 100 means you're performing at the comp set average. Above 100 means you're outperforming — capturing more than your fair share. Below 100 means there's room to grow. It's the single number that tells you where you stand.
A free Base account gives you access to the Performance Lab for pay-per-use competitive reports and 10 compINSITE Tool property searches per month. You can explore property-level RevPAR data, build Market Share reports, and get a feel for the platform before subscribing to a paid plan.
